Clear answers before construction begins.
From early budgets and design decisions to scheduling and site coordination, here’s what to know about working with Greenbuild on your home or commercial property.
Serving Long Island—Nassau and Suffolk counties—and Manhattan, Brooklyn, Queens, the Bronx and Staten Island.
Bringing a contractor into the conversation early helps connect your ideas with a realistic construction budget. Through our Budget Certainty Program, Greenbuild works alongside your architect and interior designer to review scope, costs and construction considerations as the design develops. You can also contact us if you already have plans.
Cost depends on the size of the project, existing conditions, structural work, building systems and finish selections. We begin by discussing your goals and intended investment, then refine the budget as the scope and design become clearer. A useful budget identifies what is included, what is excluded and which decisions still need to be made.
Our Budget Certainty Program brings construction input into the planning process, including scope review, budget development and coordination with your architect and designer. We discuss alternatives and priorities so you can make informed decisions before construction begins. The services and deliverables for your project are outlined in the pre-construction agreement.
Our Budget Certainty Program is designed to reduce that risk by bringing cost feedback into the design process early. If you already have drawings that exceed your budget, we can review them with your architect and designer and explore adjustments to scope, materials, construction details or phasing. The goal is to preserve your priorities while bringing the project closer to your intended investment.
Compare the scope behind each price, including materials, allowances, site protection, supervision, cleanup and responsibility for permits. Check exclusions and assumptions as carefully as the total. Differences in scope can make two prices appear comparable when they cover very different work.
We can explore phasing when it fits the property, scope and your priorities. Planning the overall project first helps identify work that should happen together and avoid unnecessary demolition or repeated mobilization. We’ll discuss the budget and scheduling implications before establishing the phases.
Greenbuild handles full-home renovations, additions and extensions, kitchens, bathrooms and exterior improvements. We also undertake high-performance residential construction and Passive House projects. The first conversation helps us understand your property, priorities and the level of planning your project needs.
Yes. We collaborate with your architect and interior designer to connect design decisions with construction requirements, budget and scheduling. Early coordination is particularly valuable when structural work, custom details or long-lead materials are involved.
That depends on the scope, access, utility interruptions and whether safe living areas can be maintained. We discuss the practical impact before work begins, including dust control, kitchen and bathroom access, and separation of living and work areas. Some projects require temporary relocation.
Yes. We can plan work around a target move-in date and identify the decisions, material orders and approvals needed to support it. For a recent Dix Hills home refresh, Greenbuild completed work across the first and second floors in eight weeks, before the homeowner moved in. Every project’s schedule depends on its own scope and conditions.
The timeline depends on the scope, design readiness, approvals, material availability and existing conditions. We discuss both the planning period and the construction period, then develop the schedule around the actual work. Additions and major renovations need a different timeline from a focused interior refresh.
Yes. Our portfolio includes historic-home restoration in Ditmas Park, Brooklyn. These projects require attention to existing conditions, original details and the project’s design and approval requirements. We coordinate the construction approach with the appropriate design professionals.
Yes. Greenbuild’s commercial experience includes work for large companies, national brands and supermarket chains, as well as independent businesses. We work within each client’s project requirements, reporting structure and coordination process. Relevant experience can be discussed during the initial project review.
Our commercial work includes retail, restaurants, offices and institutional properties, along with renovations and improvements to existing facilities. We review the intended use, existing conditions and project requirements to establish the right scope and team.
Depending on the scope and site conditions, we can evaluate phased work, separated work areas and scheduling around business operations. Access, deliveries, noise, dust and utility interruptions need to be planned with your team. Whether the business can remain open is established for the specific project.
Yes. We coordinate construction requirements with the client’s representatives, design team, landlord and building management as applicable. Building access, work rules, delivery arrangements and approval responsibilities are clarified during planning. Reporting and meeting requirements are established for the project.
Yes. We work from the approved project documents and coordinate specified materials, finishes and construction details with the client and design team. If availability or site conditions require an alternative, it is brought forward for review before a substitution is made.
We review the target date alongside the scope, approvals, procurement and site-access requirements. Early planning helps identify critical decisions and long-lead items that could affect delivery. Any constraints or changes that affect the schedule need to be addressed with the project team.
Supervision and communication are tailored to the contract, project size and client’s needs. We offer site supervision, scheduling, progress meetings and accountability for both residential and commercial projects, including weekly meetings on larger residential projects when included in the agreement. Your point of contact and meeting schedule are established at the start.
Changes are reviewed for their effect on scope, price and schedule. The change-order process and approval requirements are established in your contract. Documenting decisions helps everyone understand what is changing and how it affects the remaining work.
Existing conditions may become clearer only after walls, floors or other concealed areas are opened. We explain what has been found, coordinate the necessary review and discuss the implications for scope, budget and schedule. Early planning reduces uncertainty, but it cannot eliminate every concealed condition.
Permit and inspection responsibilities are clarified during project planning and reflected in the agreement. We coordinate with the relevant professionals and project team for the construction work within our scope. Requirements depend on the property, location and proposed work.
Closeout includes reviewing the completed work and identifying remaining punch-list items. Any required project documentation, product information and other closeout deliverables are addressed according to the agreement. We also explain how to contact us about questions after completion.
Yes. Greenbuild’s Passive House experience has been primarily residential, including a historic-home retrofit in Ditmas Park designed to meet EnerPHit criteria. We work alongside architects and Passive House consultants to coordinate the specified construction details. Explore Passive House Construction.
Yes. Improvements can include insulation, airtightness, windows and coordinated ventilation and mechanical systems. The appropriate approach depends on the home’s condition, your goals and the design team’s recommendations. A project can pursue performance improvements with or without formal Passive House certification.
Passive House combines a carefully insulated and airtight building enclosure with high-performance windows and controlled ventilation. Particular attention is paid to connections and penetrations where heat loss or air leakage can occur. These details need to be coordinated throughout construction, rather than treated as separate upgrades.
